What is a home information pack?
 
Under new legislation, every home put on the market on or after 14th December 2007 are required, no matter what size, to provide a HIP before marketing a property for sale.

A home information pack (HIP) contains a variety of documents about a property being offered for sale. Home Information Packs including Energy Performance Certificates will be implemented on a phased basis. An Energy Performance Certificate (EPC) becomes the mandatory requirement of a HIPs pack in England and Wales from the 1st August 2007, and needs to be displayed when advertising a property.

What does a standard HIP contain?
 
The packs will contain a whole host of information about the property. Most of the information is already provided under current arrangements, but comes later in the process. Under the government's proposals the pack will include at least:

What is an Energy Performance Certificate (ERC)?
 
The EPC will tell you how energy efficient the home is. It will be rated on a scale of A – G. The most energy efficient home will have an A rating. The EPC will also advise as to the impact the home has on the environment. Better rated homes will have lower Carbon Dioxide emissions.

Government believes the average property in the UK will be in bands D – E. Recommendations will also be included in the EPC about how to make the home more energy efficient.
